Larsen & Toubro’s Buildings & Factories (B&F) business has won significant new orders in India, further strengthening its position in the urban infrastructure and commercial real estate segments. A major contract has been awarded by a leading multinational corporation for the construction of one of the largest upcoming IT parks in Bengaluru. The project, spanning 5.9 million square feet, will be developed in two phases on a Lumpsum Turnkey (LSTK) basis. It involves the construction of premium office space, designed to meet LEED Platinum certification standards under the USGBC New Building rating system.
The scope includes the construction of six towers (Towers 1 to 6), each with 14 levels (comprising a 3-level common basement, ground floor, 10 upper floors, and a terrace). The upcoming buildings will be handed over in a warm shell configuration, ensuring that the structural framework and essential systems are ready for customization by occupants. The scope of delivery includes complete civil and structural works, along with modern unitized façade systems designed to enhance durability, energy efficiency, and visual appeal.
In terms of interiors, the project will feature architectural finishes and lighting solutions that provide a high-quality base environment. The buildings will also be equipped with comprehensive high- and low-side MEP services, which cover electrical systems, fire protection, HVAC, plumbing, as well as vertical mobility solutions like elevators and escalators, and advanced ELV systems for security and communication.
To support reliable and sustainable operations, the development will include critical infrastructure such as a GIS substation, solar PV installation for renewable energy, and LPG gas facilities. Additionally, water and sewage treatment plants, along with underground storage tanks, will be integrated to ensure efficient resource management and compliance with environmental standards.
The external development will be equally robust, featuring mechanized stack parking systems for optimized vehicle management. Surrounding works will include extensive hardscaping, landscaped green areas, and irrigation networks, creating a balanced environment that combines functionality with aesthetic appeal for occupants and visitors alike.
This order underscores L&T’s established capability in executing complex commercial developments within tight schedules, reflecting the trust placed by global clients in its technical and delivery excellence. In addition, the business has received another order from a reputed developer for the construction of a mixed-use development in Mumbai, with a delivery timeframe of 45 months.
