ING Capital LLC has arranged and fully underwritten a $268 million acquisition facility for EQT Real Estate’s Core Plus Fund IV, supporting the acquisition of an institutional-quality logistics portfolio comprising 11 properties totaling 2.8 million square feet across six high-growth logistics markets in the United States. The transaction further strengthens the relationship between ING and EQT Real Estate, building on their collaboration across both the U.S. and European markets. The financing underscores ING’s continued focus on delivering customized capital solutions for large-scale real estate investments while supporting sponsors pursuing strategic acquisitions in the logistics sector.

The acquired portfolio consists of modern, fully leased industrial assets designed to meet the evolving needs of logistics and supply chain operators. The properties have an average construction year of 2014, feature 33-foot average clear heights and provide an average of 22 dock-high doors per building, making them well suited for efficient warehousing and distribution operations.

The portfolio also offers long-term income stability, with a weighted average lease term of seven years. Its tenant base represents a diverse mix of industries, including food and beverage, packaging, bulk transportation, e-commerce and aviation, reducing concentration risk while supporting resilient cash flows. By asset type, the portfolio includes 63 percent bulk distribution facilities, 26 percent light industrial properties, and 11 percent last-mile distribution assets, reflecting growing demand for strategically located logistics infrastructure that supports modern supply chains and expanding e-commerce activity.

Commenting on the transaction, Craig Bender, Managing Director and Head of Commercial Real Estate for the Americas at ING Capital LLC, said, “This transaction reflects the creative, flexible financing solutions our real estate team is able to bring to sponsors navigating complex portfolio acquisitions. Logistics fundamentals remain strong, and we are pleased to support EQT Real Estate, one of the premier real estate platforms in the United States. This deal reflects our commitment to supporting our most important sponsor clients across sectors, products and ING’s global network.”
