LML Realty has expanded its Built-to-Suit Factory offering with a Built-to-Lease model aimed at helping micro, small and medium enterprises (MSMEs) establish manufacturing facilities without making a large upfront investment in land and construction.CThe new model offers fully operational industrial facilities, including land, at starting rates of ₹25 per sq ft per month. LML Realty said the facilities can be delivered within a 180-day timeline through its construction division, LML Contracts.

The offering covers the complete project execution process, including land acquisition, design, civil and structural construction, mechanical, electrical and plumbing (MEP) services and statutory approvals. The services are provided under a single contract, giving manufacturers one point of responsibility for the project.

According to LML Realty, manufacturers expanding their operations often have to coordinate separately with landowners, construction companies, consultants and government authorities. The Built-to-Lease model is designed to bring these requirements under one arrangement and provide businesses with greater cost and execution visibility.

Manufacturers can also choose to own the land and develop their facilities through LML Realty’s Built-to-Suit Factory offering. The lease model provides an alternative for companies seeking to expand production capacity without committing substantial capital at the initial stage.

Yogesh Bhatia, Managing Director, LML Realty, said: “India’s manufacturing growth will be driven by infrastructure that is efficient, transparent, and execution-focused. Our Built-to-Suit Factory solution enables manufacturers to move from land acquisition to a fully operational facility through one trusted partner. By integrating land, construction, approvals, and project execution under a single contract, we are removing the complexity that has traditionally slowed industrial expansion for MSMEs.”

The factories can be customised for sectors including automotive, pharmaceuticals, food processing, warehousing, chemicals, textiles, FMCG and data centres. The standard facility package includes the factory structure, roofing, MEP services and concrete flooring. Additional features such as heavy-duty industrial structures, GMP-compliant cleanrooms and crane provisions can be incorporated based on operational requirements.

The facilities will be located at LML Industrial Park, Jhirka Valley, described by the company as the only PADMA-approved industrial park in Delhi NCR. The park is backed by the Government of Haryana, and manufacturers establishing operations there can access state incentives of up to ₹3 crore, including 30% capex support, interest subsidies and export grants under the PADMA Cluster Infrastructure Development Scheme.

Located on NH-248A along the Delhi–Mumbai Expressway, the 45-acre industrial park is around 75 minutes from Gurugram and Faridabad. The site includes 18-metre RCC internal roads, three-tier surveillance, staff quarters, sewage and common effluent treatment plants, and rainwater harvesting facilities.

The development also includes LML Chambers, a 30,000 sq ft commercial facility with a Business Development Centre and exhibition floor. The park currently has a community of more than 35 established enterprises. LML Realty is part of the LML Group, established in 1972. The company develops integrated industrial parks and provides built-to-suit factory solutions through LML Contracts, covering land, construction and project handover.
