Tata Power Trading Company Limited (TPTCL), a wholly owned subsidiary of Tata Power, has partnered with Keppel Limited’s Infrastructure Division and Infopark Properties Limited (IPL), part of Tata Realty and Infrastructure Limited (TRIL), to implement a large-scale Cooling-as-a-Service (CaaS) solution at Intellion Park in Chennai. Located in Taramani’s IT corridor, Intellion Park spans over 25 acres and includes both SEZ and non-SEZ developments.

The project will feature a total installed cooling capacity of 12,100 tonnes of refrigeration and is scheduled for commissioning in October 2026 under a 15-year agreement. The system is designed to improve energy efficiency and is expected to reduce overall energy consumption at the facility by approximately 20 percent.

A key feature of the solution is an advanced Operations Nerve Centre developed by Keppel, which uses artificial intelligence and machine learning to enable real-time monitoring, predictive analytics, and performance optimisation. This digital platform is expected to enhance system reliability while supporting efficient energy use across the campus.

The project builds on Intellion Park’s existing use of renewable energy sourced from Tata Power, further strengthening its low-carbon infrastructure. Over time, the collaboration is expected to expand to cover broader heating, ventilation, and air conditioning systems, including air-handling units, enabling additional efficiency improvements and better occupant comfort.

The Cooling-as-a-Service model offered by Tata Power and Keppel provides a scalable solution that eliminates the need for upfront capital investment. It integrates advanced technologies with lifecycle management to deliver efficient and sustainable cooling tailored to evolving energy requirements.

Dr Praveer Sinha, Chief Executive Officer and Managing Director of Tata Power, said the initiative aligns with India’s growing need for efficient cooling solutions as commercial infrastructure expands and energy demand rises. He noted that integrated approaches combining clean energy and advanced cooling technologies can support decarbonisation while improving operational efficiency.

Sanjay Dutt, Managing Director and Chief Executive Officer of Tata Realty and Infrastructure Limited, said the project reflects a shift towards performance-based infrastructure models that prioritise efficiency and sustainability. He added that the collaboration brings together operational expertise and advanced technology to deliver improved outcomes for commercial real estate assets.

Cindy Lim, Chief Executive Officer of Keppel’s Infrastructure Division, highlighted that cooling systems are becoming central to sustainable building design. She noted that the deployment of intelligent systems will enable continuous optimisation of energy performance while supporting cost efficiency.

Beyond this project, Tata Power and Keppel are expanding their presence in the CaaS segment, targeting opportunities across commercial real estate, data centres, industrial facilities, and large mixed-use developments. With rising demand for cooling in India, such solutions are expected to play a key role in supporting energy efficiency and sustainability goals across the built environment.

Tata Power continues to play a central role in India’s energy landscape, with a diversified portfolio spanning generation, transmission, distribution, and renewable energy. The company remains focused on expanding grid capacity and supporting the country’s transition toward a more resilient and sustainable power ecosystem.
