Maharashtra Chief Minister Devendra Fadnavis on Friday laid the foundation stone for the Bajaj Finserv Campus at Koregaon Park Annexe in Pune, a 7.2-million-square-foot development that will feature Pune’s tallest steel tower and is set to become India’s largest single-location financial services office.
Designed as an AI- and IoT-enabled corporate campus, the project will bring together Bajaj Finserv’s lending, deposits, payments, insurance and investment businesses at a common address for the first time. The campus is being designed to sense changing weather, occupancy and environmental conditions and respond to them in real time.
The ceremony was attended by Maharashtra Deputy Chief Minister Sunetra Pawar, Pune Mayor Manjusha Nagpure and other state dignitaries. Speaking at the ceremony, Chief Minister Devendra Fadnavis said Maharashtra’s industrial legacy and the contribution of the Bajaj Group had been closely linked to the state’s development journey.
“Maharashtra has a strong industrial character and one of the names that defines it is the Bajaj family. The late Jamnalal Bajaj was a great freedom fighter, Gandhian leader and industrialist who made an important contribution to India’s industrial journey and nation-building. Over the past century, the Bajaj Group has been an important partner in India’s overall development journey,” Mr Fadnavis said. He said Bajaj Finserv had emerged as a key player in the fintech ecosystem by leveraging technology to expand access to loans, insurance and other financial services.
“The Bajaj Finserv Campus will not only be the largest but also the most intelligent and sustainable ecosystem in the country. As fintech becomes increasingly central to Pune, I congratulate Sanjiv Bajaj for choosing to build the country’s largest Campus here, further cementing Maharashtra’s position in fintech,” he said.
Bajaj Finserv Chairman and Managing Director Sanjiv Bajaj said the campus reflected the company’s commitment to combining growth with sustainability and inclusion. “Just as we have worked to bring millions of first-time borrowers into the formal financial system, we are equally committed to being responsible custodians of the environment. Sustainability and inclusion are two sides of the same commitment to a better India, and the Bajaj Finserv Campus will be an expression of that belief,” he said.
AI, IoT sensors and analytics will be used to monitor parameters including weather, occupancy, air quality, temperature, crowd density and movement. The systems will help optimise energy and water consumption, improve safety and enable predictive maintenance of critical infrastructure. Automation and robotics will also support campus operations.
The campus is being designed to global LEED and IGBC standards and will operate on renewable energy. Its sustainability features will include rainwater harvesting, an 80% water-recycling target and zero-waste initiatives. The project is aligned with Bajaj Finserv’s goal of achieving carbon neutrality for Scope 1 and Scope 2 emissions by FY2032.
The design will maximise natural daylight and ventilation while reducing cooling requirements. Extensive green areas will include Ayurvedic gardens, Miyawaki plantations and replanted native forests, with native Maharashtra species being used to support biodiversity.
Employee wellbeing will also be integrated into campus operations, with floor- and cluster-level monitoring of air quality and temperature. The campus will include an integrated medical centre with telemedicine and emergency response facilities, while the Bajaj One Employee App will provide access to services such as navigation, parking and facility bookings.
Sanjiv Bajaj said the technology-led campus would retain a distinctly Indian identity. “Built to global LEED and IGBC standards, the Campus will combine eco-efficient and biophilic designs with AI-driven systems and operate entirely on renewable energy. While futuristic, we want it to be unmistakably Indian, bringing together art and heritage from across the country, including lost art forms,” he said.
Indian art, crafts and heritage will be incorporated into the campus design, including traditional art forms at risk of being lost. Elements of Bajaj Finserv’s CSR initiatives and contributions from beneficiaries will also form part of the campus. The company said the campus would reflect the philosophy of “Made in India, Made for India, Made by India”, while creating a technology-driven workplace focused on sustainability, biodiversity and employee wellbeing.
