Bridge Logistics Properties (BLP) has expanded its footprint in the Pacific Northwest with the acquisition of a 782,775-square-foot Class A distribution facility at 6920 192nd Street in Frederickson, Washington. The property, located within the Seattle-Tacoma metropolitan area, represents BLP’s largest acquisition in the Seattle market and reinforces the company’s long-term investment strategy in premier logistics hubs across the United States.
Completed in 2024, the modern distribution facility is fully leased to Harbor Freight Tools under a long-term agreement and serves as a regional distribution center supporting the retailer’s network of more than 1,600 stores nationwide.Positioned on 53.3 acres approximately 17 miles from the Port of Tacoma, the property provides direct access to one of the Pacific Northwest’s most important trade gateways. Its strategic location also offers efficient connectivity to major transportation corridors, population centers, and regional logistics infrastructure. Future completion of the State Route 167 extension to the Port of Tacoma, currently targeted for 2030, is expected to further improve freight movement and reduce travel times.
Designed to meet the requirements of large-scale distribution operations, the facility features a 40-foot clear height, a cross-dock layout with 152 dock-high doors and four grade-level doors, oversized concrete truck courts, 476 trailer parking stalls, 262 vehicle parking spaces, 4,000 amps of power with expansion capability, ESFR fire protection, and separate access points for trucks and passenger vehicles.
“This acquisition reflects our confidence in high-performing logistics markets supported by strong long-term fundamentals and limited opportunities for new large-scale industrial development,” said Paul Jones, Managing Director of BLP. “Frederickson has become one of the Pacific Northwest’s leading industrial centers, and this facility offers the quality, scale, and location that align with our long-term growth objectives.”
Frederickson continues to attract major occupiers, including Boeing, Amazon, IKEA, Whirlpool, GE, Ashley Furniture, and Floor & Décor, while maintaining strong institutional investment interest. The area’s industrial development pipeline has declined significantly over the past year, creating favorable conditions for well-located Class A facilities as market demand continues to strengthen. The property was developed by Panattoni as part of the Fred310 industrial development and was delivered in 2024. The acquisition was facilitated by Jeff Chiate and Bryce Aberg of Cushman & Wakefield.
Founded in 2021, BLP is a vertically integrated logistics real estate investment manager with offices across New Jersey, Atlanta, Miami, Dallas, and Los Angeles. The company partners with institutional investors to acquire and develop industrial assets in key U.S. coastal and gateway markets. BLP is an affiliate of Bridge Investment Group, an Apollo Global Management company, and continues to expand its portfolio through disciplined investment and development strategies.
