Heitman LLC has completed the acquisition of the Tosu Central Distribution Center, a large-scale logistics facility located in one of Kyushu’s key industrial and distribution areas. The transaction represents the largest single-asset logistics acquisition to date in the greater Fukuoka market.

The investment was made on behalf of Heitman’s managed funds, in partnership with Mitsubishi HC Capital Realty Inc. and SMFL MIRAI Partners Company, Limited, a subsidiary of Sumitomo Mitsui Finance and Leasing Company. The acquisition reflects continued investor interest in Japan’s regional logistics markets, particularly in areas experiencing manufacturing and population growth.

The Tosu Central Distribution Center offers approximately 628,968 square feet of leasable space across two buildings. The facility has been designed to support efficient logistics operations, with pillarless truck berths that allow simultaneous loading and unloading. It has received a CASBEE A sustainability rating and includes more than 6,200 rooftop solar panels, which are expected to generate over 4.4 million kilowatt-hours of electricity annually.

The property is located 2.3 kilometres from the Tosu Interchange, where the Kyushu, Nagasaki, and Oita expressways intersect, providing direct access to distribution routes across the Kyushu region. The site is also close to the Amagi Railway, supporting workforce access for tenants.

Brad Fu, Managing Director and Head of Asia-Pacific Acquisitions at Heitman, said the Tosu area has seen steady growth in manufacturing and logistics activity and is well positioned to serve a wide range of occupiers. He added that the partnership with Mitsubishi HC Capital Realty and SMFL MIRAI Partners reflects confidence in the long-term outlook for the Fukuoka logistics market.

The Tosu market has developed rapidly in recent years, supported by significant investment in semiconductor manufacturing and related industries. Fukuoka continues to attract businesses and residents due to its infrastructure and regional connectivity. Heitman continues to expand its presence in Japan across multiple property sectors, including logistics and residential real estate, and recently completed the acquisition of a residential portfolio in Fukuoka.
