Link Logistics has acquired the Gateway Infill Growth Portfolio, a four-property industrial portfolio comprising 697,276 square feet across the Dallas-Fort Worth and Atlanta metropolitan areas. The acquisition adds three properties in the Dallas-Fort Worth market and one in Atlanta. The Dallas-Fort Worth assets include 2800 Valley View Lane in Irving, Texas, comprising 294,795 square feet; 1002 Avenue T in Grand Prairie, Texas, with 100,868 square feet; and 1920 Hutton Court in Farmers Branch, Texas, covering 52,613 square feet.
The fourth property, located at 1075 Satellite Boulevard in Suwanee, Georgia, comprises 249,000 square feet. The Dallas-Fort Worth properties are located in the Upper Great Southwest, DFW Airport and Valwood submarkets, while the Suwanee property is positioned along Atlanta’s Northeast I-85 corridor. The locations provide access to established industrial areas, transportation infrastructure and labour markets.
“Our acquisition strategy is focused on expanding Link Logistics’ portfolio in infill-focused locations that are supported by strong long-term demand drivers,” said Andrew Goodman, Senior Managing Director, Investments, Link Logistics. “This portfolio reflects our continued conviction in Dallas-Fort Worth and Atlanta and adds well-located distribution assets in markets where we have achieved meaningful scale.”
Link Logistics has an established presence in both markets. Its Dallas-Fort Worth portfolio exceeds 33 million square feet, while its Atlanta portfolio comprises more than 38 million square feet. The latest acquisition expands the company’s presence in two of its core logistics markets.
“Dallas-Fort Worth and Atlanta continue to see strong logistics demand as population growth and business investment support durable industrial fundamentals,” said Laura Hyde, Managing Director, Investments, Link Logistics. “These properties complement our existing footprint and are located in established infill submarkets that provide customers with direct access to labour and major transportation networks.”
The acquisition adds distribution facilities in locations serving established industrial and logistics demand. Link Logistics focuses on last-mile industrial real estate and warehouse properties, with a portfolio designed to support businesses involved in distribution and delivery. JLL represented the seller in the transaction.
Established by Blackstone in 2019, Link Logistics operates a portfolio of approximately half a billion square feet of warehouse and industrial properties across the United States. The company focuses on last-mile logistics and supports businesses that require warehouse and distribution facilities close to population centres and transportation networks.
The company uses portfolio scale, market data and technology to manage its properties and support customer operations. It also focuses on sustainability and power infrastructure as factors affecting the performance of industrial real estate. The latest acquisition further increases Link Logistics’ footprint in Dallas-Fort Worth and Atlanta, two major US logistics markets, and adds four properties across established infill submarkets.
