LML Realty has introduced a first-of-its-kind Built-to-Suit Factory solution aimed at simplifying industrial expansion for micro, small and medium enterprises (MSMEs). The offering combines land acquisition, factory construction, statutory approvals and project execution into a single integrated contract, enabling businesses to establish manufacturing facilities with greater speed, cost certainty and operational efficiency.
Starting at ₹25 per sq ft per month, the new solution is designed to eliminate the complexities traditionally associated with setting up industrial units. Delivered through the company’s construction division, LML Contracts, the turnkey offering covers every stage of project development, including land procurement, architectural design, civil and structural works, mechanical, electrical and plumbing (MEP) services, regulatory approvals and final handover. The company has committed to delivering completed facilities within 180 days.
With India’s manufacturing sector witnessing rapid expansion, industrial developers and MSMEs often face challenges arising from fragmented project execution involving multiple vendors for land, construction, infrastructure and compliance. LML Realty’s integrated model addresses these issues by providing a single point of accountability throughout the project lifecycle, reducing delays and minimizing cost overruns.
Commenting on the launch, Yogesh Bhatia, Managing Director of LML Realty, said the company’s new solution is designed to support India’s manufacturing ambitions by making industrial infrastructure more efficient and execution-driven. He noted that integrating land, construction and approvals under one contract enables manufacturers to move quickly from project planning to operations while avoiding the complexities that have traditionally slowed industrial expansion.
The Built-to-Suit Factory model offers manufacturers two flexible options. Businesses can either purchase both the land and completed facility or lease a fully operational factory starting at ₹25 per sq. ft. per month, reducing the need for significant upfront capital investment. Both options provide access to a ready-to-operate manufacturing facility delivered within the same 180-day timeline.
The solution has been developed to cater to a wide range of sectors, including automotive, pharmaceuticals, food processing, chemicals, textiles, warehousing and logistics, FMCG, research and development, manufacturing and data centres. Each facility can be customized to industry-specific requirements, including heavy-duty industrial structures, GMP-compliant cleanrooms, precision MEP systems, crane provisions and other specialized infrastructure.
The factories are being developed within LML Industrial Park in Jhirka Valley, Haryana, the only PADMA-approved industrial park in the Delhi-NCR region. Supported by the Government of Haryana, eligible businesses establishing operations within the park can access state incentives of up to ₹3 crore, including capital investment support, interest subsidies and export promotion benefits under the PADMA Cluster Infrastructure Development Scheme.
Strategically located on NH-248A along the Delhi-Mumbai Expressway, the industrial park is approximately 75 minutes from Gurugram and Faridabad and 15 minutes from the expressway. Spread across 45 acres, the integrated industrial ecosystem offers essential infrastructure including reliable power and water supply, staff accommodation, RCC internal roads, three-tier security, sewage and effluent treatment facilities, rainwater harvesting systems and a fully gated campus.
The development also houses LML Chambers, a 30,000 sq ft business centre equipped with a Business Development Centre, exhibition space and convention facilities, providing manufacturers with commercial and business support services. With more than 35 enterprises already establishing operations within the park, LML Realty aims to create an integrated industrial ecosystem that supports long-term manufacturing growth and enhances India’s competitiveness as a global production hub.
