CapitaLand Investment Limited (CLI) has made significant strides by commencing operations for Phase I of the newly redeveloped International Tech Park Hyderabad (ITPH). Situated strategically in Madhapur, the heart of Hyderabad’s IT corridor, this business park has already achieved an impressive 100% lease commitment for its Block A office building, with leading global corporations such as Bristol Myers Squibb, Ernst & Young, Tata Consultancy Services, and others on board.
The redevelopment of ITPH is a massive undertaking for CapitaLand India Trust (CLINT), expected to span 7–10 years, ultimately offering 4.9 million square feet of Grade A+ office space for over 50,000 IT/ITES professionals. To complement this initiative, a groundbreaking ceremony was held for the development of a 40-megawatt data center within ITPH, expanding CLINT’s data center portfolio across India.
The launch event was graced by prominent figures, including Shri K.T. Rama Rao, Hon’ble Minister for Municipal Administration & Urban Development, Industry & Commerce, Information Technology, Electronics & Communication, Government of Telangana, and Shri Amarnath Reddy Atmakuri, Chief Relations Officer, IT E&C Department, Government of Telangana. CLI’s senior management, including Mr. Manohar Khiatani, Senior Executive Director, CLI, and Chairman of CLINT, and Mr. Sanjeev Dasgupta, CEO, CLI India, and CEO of CLINT, were also present.

CLI’s CEO, Mr. Sanjeev Dasgupta, emphasized the company’s commitment to Hyderabad, highlighting its nearly 30 years of experience in this fast-growing market. CLI currently operates 12 business parks across six Indian cities, with a strong average occupancy rate of nearly 90%. Furthermore, CLI has plans for data centers in Navi Mumbai and Chennai, and one in development at the International Tech Park Bangalore.
ITPH Block A offers a wealth of amenities, including cafeterias, food courts, meeting rooms, a gym, and even rooftop sports arenas. It’s also focused on sustainability, boasting LEED Gold certification and pursuing WELL Gold Certification. Features such as rooftop solar panels, energy-efficient lighting, water conservation, and waste recycling contribute to its green initiatives.
The data center at ITPH is set to serve international hyperscalers and large enterprises, further strengthening CLI’s position in India’s business park and data center sectors. This development underscores CLI’s commitment to providing world-class infrastructure and support to both the government and corporations, making a substantial impact on Hyderabad’s business landscape.
