Sameera Group has announced its entry into the industrial and logistics real estate segment with a 450,000 sq ft development in Sriperumbudur, Chennai. The group plans to invest ₹150 crore in the project, marking its expansion beyond residential plotted developments into the business-to-business real estate market.

The proposed industrial and logistics park will cater to light manufacturing, e-commerce, third-party logistics (3PL) and other supply-chain businesses. Building plan approvals have been secured, and construction is expected to begin shortly. The development is scheduled to become operational within 12 to 15 months.

Jayakumar Murugesan, Managing Director and CEO of Sameera Group, said the project represents the next stage of the company’s growth after nearly four decades in land acquisition and real estate development. He said Sriperumbudur was selected because of its industrial activity and growth prospects.

The facility is being planned as a Grade A development, with infrastructure for modern manufacturing and logistics operations. The master plan includes internal movement routes and shared infrastructure. The group is also pursuing IGBC Platinum certification and plans to incorporate rooftop solar readiness, rainwater harvesting, wastewater recycling, energy and water monitoring, and electric vehicle charging facilities.

The project comes amid rising demand for industrial and warehousing space in Chennai. According to Knight Frank’s India Warehousing Market Report 2026, Chennai recorded 8.3 million sq ft of warehousing transactions in 2025, an increase of 42% over the previous year. Manufacturing accounted for 59% of the city’s demand.

The Sriperumbudur-Oragadam cluster contributed 77% of Chennai’s warehousing transactions during 2025, making it the city’s largest industrial and warehousing market. The corridor has a concentration of automotive, electronics, engineering and ancillary manufacturing units.

Sameera Group plans to build a larger industrial and logistics portfolio over the next five years. It intends to develop 5-6 million sq ft of space with an estimated investment of ₹1,800 crore. Land has already been acquired for future projects in Chennai, Hosur and Bengaluru, which are at different stages of planning.

Established in 1982, Sameera Group has developed more than 900 acres of land, equivalent to approximately 23.85 million sq ft, and sold over 13,700 residential plots. The group currently has 35 projects under development and 28 projects in its pipeline. Its interests extend across real estate, townships, warehousing, hospitality, education, transportation and renewable energy.
